Agreement to These Terms

These terms apply when you use this website. By browsing the site, submitting an enquiry form, or asking us to contact you, you agree to them. If you do not agree, please do not use the site.

Where a form on this site asks you to confirm that you accept these terms before submitting, that confirmation is the point at which you agree to them. We will keep a record of it.

Who May Use This Site

You must be at least 18 years old to use this site or to submit any enquiry through it. This site is not directed at children, and we do not knowingly collect information from anyone under 18.

What This Site Is — and What It Is Not

This website is an information and referral service. It describes properties, locations and services in Panama, and it lets you ask us to get in touch. That is the whole of what it does.

We are not a licensed real estate broker or agent in the United States, in Canada, or in any jurisdiction where you may be reading this. We do not list, sell, or convey property. We do not hold client funds and we do not act as an escrow agent. We are not a law firm, a tax adviser, an immigration adviser, a financial adviser, or an investment adviser, and nothing on this site is legal, tax, immigration, financial, or investment advice.

Any property purchase you go on to make is a separate transaction between you and the seller, developer, or licensed professional involved. These terms do not govern that transaction, and we are not a party to it.

No Advisory or Agency Relationship

Using this website does not create an advisory, agency, fiduciary, brokerage, or representation relationship between you and us. Sending an enquiry through this site does not create one either, and neither does our replying to you.

A relationship of any kind arises only under a separate written agreement signed by both of us. Until that exists, please do not send us confidential or sensitive information, and please do not rely on anything on this site or in our correspondence as advice given for your particular circumstances.

Information on This Site

Property descriptions, prices, availability, specifications, floor plans, renderings, timelines and location information come substantially from developers, sellers and other third parties. We do not independently verify that information, and it may be incomplete, out of date, or wrong. Prices and availability change without notice.

Any statement about the future — a projected completion date, an anticipated rental yield, an expected appreciation, a planned amenity or infrastructure project — is a forward-looking statement, not a promise. Actual outcomes routinely differ. Verify anything that matters to you directly with the developer or seller, and take independent professional advice, before you commit money.

Intellectual Property

The copyright, trademarks and other intellectual property rights in this website and its content belong to Liz Larroquette or to our licensors. You may view and print pages for your own personal, non-commercial use.

Without our written permission, you may not:

• republish material from this website, including on another website;
• sell, rent, or sub-licence material from this website;
• reproduce, duplicate, copy or create derivative works from this website for any commercial purpose;
• use any content from this website for a marketing purpose of your own.

Photographs and renderings supplied by developers remain the property of their owners and are used here to describe the properties concerned.

Acceptable Use

Use this site lawfully, and in a way that does not restrict anyone else’s use of it. You must not harass or cause distress to any person through this site, transmit unlawful or offensive material, attempt to gain unauthorised access to any part of the site or its underlying systems, introduce malicious code, or scrape or harvest the site by automated means.

You must not use this site or any address collected from it to send unsolicited commercial communications.

Links to Other Websites

This site links to websites we do not own or control — developers, listing portals, government and immigration resources, and others. We provide those links for convenience. We do not endorse those sites and we are not responsible for their content, their accuracy, or their privacy practices. Visiting them is at your own risk and subject to their own terms.

Testimonials and Endorsements

In line with the FTC’s Guides Concerning the Use of Endorsements and Testimonials in Advertising (16 CFR Part 255):

Testimonials on this site are genuine and were provided to us in writing, by audio, or on video by the people named or described. They are edited only to correct spelling or grammar, or shortened for length, without changing their meaning.

A testimonial describes one person’s experience. Text Messages

Programme name: Liz Larroquette property and relocation updates. If you give us your mobile number and opt in, we may send you text messages about your enquiry, about properties and availability, and about scheduling calls and viewings. These are the only messages this programme sends.

Consent to receive text messages is optional and is never a condition of any purchase. You can submit any form on this site, and we will still respond, without agreeing to receive text messages.

Message frequency varies. Message and data rates may apply.

To opt out, reply STOP to any message from us. We will send a single confirmation and then stop. To rejoin afterwards, reply START to the same number, or opt in again through any form on this site.

We may update these terms. If a change is material, we will give at least 30 days’ notice before it takes effect — by posting a prominent notice on this page and, where we hold your contact details and the change affects you, by contacting you directly.

Changes apply only to your use of the site from the effective date onward. The version of these terms in force at the time governs anything that happened before then. You are not required to check this page periodically; it is our responsibility to tell you.

Governing Law and Where Disputes Are Heard

This section is about your use of this website and our informational and referral service. It does not apply to any property transaction, which is governed by its own contract and by the law of the place where the property is located.

These terms, and any dispute about this website or our informational and referral service, are governed by the laws of the Republic of Panama, and such disputes will be brought in the courts of the Republic of Panama.

If you are a consumer, this does not take away rights you already have. You keep the protection of any mandatory consumer-protection provisions of the law of the country, state, or province where you live, and nothing in these terms affects your ability to rely on them. Where local law prevents a dispute from being heard in the courts named above, you may bring it in your local courts; and where local law prevents your local court from applying the law named above, your local law governs instead. You may also bring a qualifying claim in a small-claims court where you live.

Survival

The sections headed What This Site Is — and What It Is Not, No Advisory or Agency Relationship, Information on This Site, Intellectual Property, Disclaimer of Warranties, Limitation of Liability, Governing Law and Where Disputes Are Heard, and this section continue to apply after you stop using this site.

General

If any part of these terms is found unenforceable, the rest continues in force and the unenforceable part is applied to the greatest extent the law allows. If we do not enforce a provision, that is not a waiver of it. These terms, together with our Privacy Policy and Site Disclaimer, are the whole of the agreement between us about your use of this website.
